Your house, answering in the guest's own language

Photos show what a house looks like. They don't show how to find the turning every map gets wrong. Put those answers on the property sheet once and the assistant gives them to every caller, in the caller's language.

A phone on a small tripod on a terrace wall overlooking a valley of terraced olive groves at golden hour.

The photos on a listing show what a house looks like. They don't show how to find the turning off the main road that every map gets wrong, or how quiet the terrace actually is at nine in the evening, and a written description run through translated English doesn't quite close that gap either.

What photos don't answer

The questions guests ask on the phone are rarely about the photos: where to park, whether the last stretch of road is really as steep as the reviews say, how quiet the terrace is at nine in the evening, what the gate sounds like when it opens. A listing usually leaves those open, and an owner ends up answering them again and again.

Put the answers on the property sheet once

The assistant answers from the sheet of each property, and it is told never to invent a price, a capacity, an address or an extra. So what you write there is what every caller hears: the turning by the old fountain that satnavs miss, the pool hours, the dog policy, the way to the key safe. If the sheet doesn't say something, the assistant doesn't make it up: it takes the caller's details so you can answer.

What matters more than polish is what gets said: the turning that satnavs miss, the noise the gate makes that first-time guests worry about, the walk from the car to the front door that photos never quite capture. A short, specific sheet is more useful to a guest deciding between two houses than a long one that only describes the pool.

The same answer, in the language of whoever is calling

The assistant's instructions say that if the person speaks another language, it answers in that language. So the turning by the old fountain is explained in German to a German family and in English to a British one, from the same sheet. That is an instruction in its prompt, and we have not measured it language by language, so try your guests' language in the demo before relying on it.

It isn't a different sheet for each language. It's the same answer, given to each guest in the language they speak.

It also works for the returning guest. Someone deciding whether to bring their own parents this time, or wondering whether the kitchen has been updated since their last stay, can phone and hear the current answer, because you changed the sheet and not a video that is a year old. Every call is recorded and summarised in your panel, so you can see which questions people really ask and add the answers that are missing. That is how a property sheet gets better, little by little, over a whole season: not by guessing what guests want to know, but by reading what they asked.

Casa del Roble, heard in two languages

The sheet for Casa del Roble says where the turning by the old fountain is and that the pool stays heated into September. In German, the assistant gives that answer to the family that called at midnight. In English, it gives it to the guest asking whether the road is passable for a low car. Same facts, from the same sheet.

  • One sheet, filled in once.
  • Answered on the phone in the language the caller speaks, with each call recorded and summarised in your panel.
  • During the call, once the guest confirms their contact details, it can send the property sheet by text message or by email.

What it does not do

It does not confirm bookings or take payment, and it does not translate conversations for you: the panel keeps what was said.

Getting started

Write down the ten questions you answer most often, put the answers on the property sheet, and try the demo in the language your guests use. It takes an afternoon, not a project, and you can change it any day.

Whatever the language, the same rules apply: the assistant answers from the property sheet, says plainly that it is an AI assistant that records the call, and leaves every decision about a request with you. The better the sheet, the better the answer, in any language the caller speaks.
