Ask it what a guest would ask, or anything you want to know about the service. Microphone permission is needed. It introduces itself as an AI assistant in the first sentence, because the EU AI Act has required this since August, and because it works better than pretending otherwise.
Of every booking, one night in six goes to the platform.
Airbnb charges the host 15.5% of the subtotal since it unified its fee. Booking runs between 12% and 18%. On a house that lets for €1,200 a week, that's nearly €200 that never comes back.
This isn't about dropping the platforms: they bring guests you'd never reach otherwise. It's about making sure the ones who already know you, the ones who come back, and the ones who found you on Google book directly on your own website, and that answering them doesn't cost you the booking.

On WhatsApp, in your website's chat or by phone, in their language and whenever they write. It answers the usual questions: is there a cot, how to get there, are dogs allowed, what time check-in is.

Real availability, season-based pricing and direct booking with payment. No commission per booking: what you charge is yours.
Syncs with the platforms
It reads the calendar from Airbnb, Booking and the rural-tourism platforms and blocks those dates; it publishes yours so they block theirs. No double bookings.
Season-based pricing
High season, low season, bank holiday weekends and Easter week, each with its own minimum stay. It's worked out automatically whenever someone asks for dates.

Details are collected before arrival, validated, and ready to file within the deadline.

StaySuite costs €348 a year on the single-property plan. Two direct bookings a year that would otherwise have gone through a platform pay for it. The third one's yours.
The guest report, handled
Twenty-one data points per guest, in under twenty-four hours, with fines ranging from €100 to €30,000. It's the part of the business nobody wants, and the one no foreign software keeps up with, because Spain's rules change on their own.

The rules move on their own.
In July 2025 a compulsory national register came into force. In May 2026 the Supreme Court (Tribunal Supremo) struck it down for overstepping regional powers, and each region's own register took over again. The guest report, meanwhile, remains compulsory. We keep track of this so you don't have to.

Start hereThe price you join at is the price you renew at. While your subscription stays active your fee does not go up: increases apply only to people who sign up later. If you cancel and come back, you join at whatever the rate is then, and changing plan is quoted at the new plan's current rate.
Prices exclude VAT. Setup is 145 € once and covers the configuration, the phone number and the connection to what you already use. No minimum term: you come and go as you please. Outside the founder window it is 290 €.
